West Carrollton, Ohio Real Estate

West Carrollton is one of the more affordable, straightforward options in the southern Dayton suburbs — a
compact city of about 13,000 people built along the Great Miami River, which forms most of
its northern border. It was originally just “Carrollton” until the name changed in the 1830s to
stop mail from getting mixed up with another Ohio town of the same name.
A city built on transportation
Few small cities in Ohio can claim what West Carrollton could historically: train, canal, riverboat, trolley,
and car routes all ran through it at one point, which the city literally symbolized with a five-sided pentagon
emblem in the 1970s. That history is baked into the street grid and the compact, walkable feel of its older
sections.
Housing stock
Almost entirely urban development — about 99.5% of the city’s roughly 6,500 housing units sit in a
walkable, established layout rather than spread-out newer subdivisions. That makes it one of the more
budget-friendly, no-surprises options this close to Dayton.
Schools
West Carrollton City School District serves both West Carrollton and neighboring Moraine,
with one high school, four elementary schools, and an early childhood center. The district has held an
“Effective” rating from the Ohio Department of Education since 2002.
Want a straightforward, budget-conscious option close to Dayton? West Carrollton is
worth a serious look before you assume the closer suburbs are out of range.
