Oakwood is the most consistently upscale address in the Dayton area, and it’s deliberate. Strict zoning
has protected the city’s tree-lined streets for decades, and most homes here predate World War II — a real mix
of Tudor, Colonial Revival, Gothic Revival, and even a few Swiss chalet-style houses, with larger estates
concentrated in the western section of the city.

The Orville Wright connection

Hawthorn Hill, the home aviation pioneer Orville Wright built and lived in, still stands in
Oakwood — a genuine piece of Dayton history inside city limits. Industrialist John Henry Patterson, founder of
NCR, is often called the “Father of Oakwood” for his role in shaping the city’s early development.

Housing stock

Pre-war character is the baseline here, not the exception. Expect original woodwork, older systems, and the
kind of architectural detail that newer construction doesn’t replicate — along with the price premium that
comes with it. This is not a market for buyers looking for a turnkey new build.

Schools

Oakwood High School is routinely ranked among Ohio’s top ten academic schools and posted
the highest state performance index of any high school in Ohio in 2016–17. For buyers prioritizing
schools above almost everything else, Oakwood is usually the first place that comes up.

Oakwood moves fast when the right home lists. Knowing the inventory before it’s public
is worth more here than in almost any other Dayton-area market.
